 What is a Lease-To-Own?

  A Lease-To-Own house purchase is a lease combined with an option to purchase the property within a specified period of time (12 - 36 months) at an agreed-upon purchase price. The tenant / buyer pays an option fee, normally 3% to 5% of the agreed-upon purchase price, which is credited to the purchase price when you exercise your option to purchase. The tenant / buyer pays rent until they can qualify for a new loan and exercises their option to purchase the home. Basically, you get to test drive the house and neighborhood, and make it your home before you buy it.

How To Qualify for Our Lease-To-Own Program

1) You Must have 3-5% of the agreed purchase price as an Option to Purchase Fee. This gets applied towards the purchase price when you exercise your Option to Purchase.

3) Your Credit History is NOT a factor. On a scale of Good to Ugly credit, we prefer to work with good or fair credit, but have worked with Ugly credit on occasions. 

 What is Seller Financing / Owner Financing?

   When we do Seller Financing / Owner financing, we will negotiate a purchase price, an interest rate, and a down payment (usually 5-15% of purchase price) with you the home buyer. Our loan to you is typically amortized over 12-15 years to keep your payments low, with a 3 to 5 year balloon payment for the balance of the purchase price. 

   After making payments on the home for a few years, you have paid a down payment up front and paid down the purchase price which has lowered the loan to value (LTV) ratio to make it much easier for you to re-finance the balloon payment balance when due. When the balloon payment is due, you have had time to repair and increase your credit score(s), and pay down the purchase price so you can then easily qualify for a new loan with a lender of their choice.

These types of transactions are the exception not the rule when it comes to home ownership in today's economy.
